Scenarios
Real estate & surveys
Covers two main use cases — property marketing and site surveys or progress documentation.
Real estate: Launch from the property with owner permission. No minimum separation from neighbouring buildings as UK0. Keep shots purposeful — avoid lingering over neighbouring gardens. Incidental capture of surrounding buildings is fine, same as any property photograph.
Building site surveys & progress: Ideal for documenting construction phases, roof surveys, structural inspections or progress reporting for clients. Agree access with the site manager before flying — active sites have their own H&S rules. Early morning before trades arrive is often the cleanest window. Check for cranes, scaffolding and overhead cables before every launch.
Commercial work: Any paid flight requires a valid Operator ID. FPV UK PLI covers recreational flying only — consider dedicated commercial cover such as Coverdrone or Flock for paid work.
Parks & recreational areas
Two layers apply — CAA rules (UK0 is A1, permitted) and council byelaws (land only, not airspace).
Councils can ban take-off/landing from their land but cannot ban overflight. Launch from a pavement or car park just outside the park, fly over, land back. Byelaws don't apply.
Countryside / open fields
Most permissive scenario. No 150m residential restriction, no 50m people separation rule for UK0.
Isolated buildings: 150m rule doesn't apply to an isolated cottage, but still stay 50m away. Always check the FPV UK Drone Map for FRZs and ATZs.
FPV UK Article 16 OA
£24.99/yr membership gives access to the Article 16 Operational Authorisation for parks and built-up areas. Simple risk assessment required before each flight (Severity × Likelihood). Includes £5m PLI and Operator ID renewal.
Coastal & beach shooting
No automatic restrictions over open beach as UK0. Check FPV UK Drone Map for coastal FRZs near military sites or ports.
SSSIs: Many coastal areas are Sites of Special Scientific Interest. Flying over isn't banned but disturbing wildlife is an offence under the Wildlife & Countryside Act 1981. Avoid low flight over dunes, cliff faces, reedbeds and saltmarsh — especially during nesting season (Feb–Aug). Check Natural England's SSSI map.
Where you cannot fly
FRZs: Airports, hospitals, prisons, power stations — check the Drone Map every time.
Above 120m: Hard ceiling regardless of class.
BVLOS: Not permitted without specific authorisation.
Over crowds: Never — concerts, sports events, protests, regardless of drone weight.
Land vs airspace
The key distinction
Councils control land use — take-off and landing from their property. They cannot control airspace — that is CAA jurisdiction only.
On the FPV UK Drone Map council layer: Green = no restrictions · Yellow = PSPO may restrict take-off/landing · Red = byelaw exists. Even Red means you can legally fly over if you launch from outside their land.
